Pool Monitor Services DFW: Licensed Amenity Security

Licensed pool monitors for DFW apartments and HOAs. Guest-pass enforcement, posted-rule enforcement, documented incident reports. Seasonal and weekend coverage.

Between Memorial Day and Labor Day, the pool generates more resident complaints, more incident reports, and more premises liability exposure than any other space on a Dallas-Fort Worth multifamily property. Guest limits get ignored, fobs get shared, non-residents walk in behind whoever opened the gate, and glass and alcohol violations turn into disturbances that management hears about on Monday morning. EJR Agency posts licensed security officers at the pool gate to verify residency, enforce the posted rules, and document what happens.

This is security work, and Texas regulates it. Controlling access to private property, preventing trespass, and detecting unauthorized activity are guard company activities under Texas Occupations Code Chapter 1702. EJR Agency has held a Texas DPS private security license since 1983 (License C04922, Class C, Guard and Private Investigation) and staffs pool posts from the same licensed officer roster, supervisor structure, and reporting system that runs our apartment and construction contracts. Amenity staffing vendors who place unlicensed attendants in that same role are a different product, and property managers should know which one they are buying.

Serving the Entire DFW Metroplex

EJR Agency staffs pool and amenity security posts across the entire Dallas-Fort Worth metroplex. Class A communities in Frisco, Plano, Legacy West, and Las Colinas use monitors to protect the amenity experience residents are paying a premium for, while high-density communities in Arlington, Garland, Grand Prairie, Irving, and Mesquite use them to stop guest-pass abuse and tailgating at the gate. Our officers work pool posts in Dallas, Fort Worth, McKinney, Denton, Lewisville, Carrollton, Richardson, Mansfield, Rockwall, and every city in between.

Coverage spans Dallas County, Tarrant County, Collin County, and Denton County, and the contract structure follows the season rather than the calendar year. Most DFW properties run a post from Memorial Day through Labor Day, weekends and holidays only, or Friday evening through Sunday evening when incident volume actually concentrates. Portfolio operators run the same post orders and reporting format across every community they manage, so a regional manager reviewing pool incidents at twelve properties is reading twelve identical reports. Pool posts draw from the existing licensed officer roster that covers our apartment and mobile patrol contracts, which is why a summer post can be stood up in days rather than staffed through a seasonal hiring scramble.

Own the Gate Before Memorial Day

Guest limits nobody enforces, the four people who walked in behind a resident, and the glass-by-the-pool incident that never got documented. A licensed officer on post fixes all three, and you get a dated, photographed log of every one. Seasonal and weekend-only contracts are the norm, not the exception.

Why DFW Property Managers Put Licensed Officers at the Pool

Pool season is when amenity areas generate the most complaints, the most incidents, and the most liability exposure of any space on a multifamily property. Our pool monitor program is built around access control and rule enforcement by licensed Texas security officers, not unlicensed amenity staff.

Same Officer, Every Shift

Wherever the contract allows it, we assign dedicated officers so the person on your site knows your property, your tenants, and your protocols cold.

Direct Line To A Supervisor

Every client gets a direct line to a supervisor with deployment authority. No tickets, no queues, no "we will get back to you next business day."

No Long-Term Contracts Required

Month-to-month availability on every engagement. Scale up or down as your needs change. No cancellation penalties or long-term commitments.

Dedicated Account Manager

One point of contact who knows your property, your procedures, and your expectations: a real person who manages your account, not a rotating call center.

Pool Monitor Security FAQs

What does a pool monitor actually do?

A pool monitor holds the gate and enforces the rules. At Dallas-Fort Worth apartment and HOA properties that means verifying residency by fob, key card, or photo ID, enforcing the guest limit written into your community rules, clearing the deck and securing the gate at posted closing time, addressing glass containers, alcohol, and noise violations, and documenting every incident with photographs and a written report. The monitor is a visible, uniformed authority figure at the one amenity where rule enforcement breaks down fastest. EJR Agency monitors do not perform pool maintenance, water chemistry testing, or bathroom housekeeping, and they do not act as lifeguards.

Is a pool monitor the same as a lifeguard?

No, and the distinction matters more than most property managers realize. A lifeguard is trained and certified to perform water rescue and assumes a duty of care for swimmer safety. A pool monitor is a security officer who controls access and enforces rules and assumes no rescue responsibility whatsoever. Under Texas pool regulations (25 TAC Chapter 265, Subchapter L), apartment and HOA pools are Class C pools and are generally not required to provide a lifeguard, but a facility without one must post a WARNING - NO LIFEGUARD ON DUTY sign in letters at least four inches high. When a vendor staffs your pool with someone who looks like or is described as a lifeguard, your property risks being treated as having assumed a lifeguard duty of care it never intended. EJR Agency officers are security personnel, they are presented as security personnel, and our post orders state it in writing.

Does a pool monitor need a security license in Texas?

Texas Occupations Code Chapter 1702 defines guard company activity to include contractually performing services to prevent entry, trespass, or unauthorized activity on private property, and to observe or detect that activity. A pool monitor who verifies resident credentials at the gate, enforces guest limits, and turns away non-residents is performing those functions. EJR Agency holds Texas DPS license C04922 (Class C, Guard and Private Investigation), carries commercial liability insurance, and assigns officers who are individually registered with the state. Whether any particular amenity staffing arrangement falls inside or outside Chapter 1702 is a determination for the Private Security Bureau and your own counsel, but the safer position for a property owner is a vendor that is licensed either way.

What does pool monitor service cost in DFW?

Pool monitor pricing in Dallas-Fort Worth is hourly and driven by how many hours you actually need covered rather than by the size of the pool. Weekend-only coverage through the summer is the most affordable structure and is what most properties choose, since Friday through Sunday is where incident volume concentrates. Full seven-day coverage across posted pool hours costs more, and armed posts carry a premium over unarmed. EJR Agency prices competitively for the DFW commercial property market and provides a written proposal that breaks the coverage window down hour by hour so you can approve it against a line item in the amenity budget.

Can you staff weekends only, or just Memorial Day through Labor Day?

Yes. Seasonal and partial-week scheduling is the normal structure for pool posts across Dallas-Fort Worth, not an exception we accommodate. Most properties run Memorial Day through Labor Day, and many narrow it further to Friday evening through Sunday evening plus holiday weekends. Some add coverage only for the weeks around spring break and the Fourth of July. Because pool posts are staffed from the same licensed officer roster that covers our year-round apartment and patrol contracts, we are not hiring seasonal staff to fill your summer, which is what makes short-season and weekend-only contracts workable at a sensible rate.

Are pool monitors armed or unarmed?

Unarmed is the default and the right call for the overwhelming majority of Dallas-Fort Worth pool posts. An unarmed uniformed officer handles credential checks, guest limits, and rule enforcement without introducing a firearm into a crowded amenity area full of families. Armed coverage is available where a property's incident history genuinely warrants it, and every armed officer on our roster holds a current Texas Level III license with up-to-date firearms qualifications. We will tell you plainly which one your property needs during the walkthrough.

Can monitors enforce guest limits and issue violations?

Yes, within the specific policies your management team sets. EJR Agency officers enforce the guest limits, pool hours, and conduct rules written in your community documents, issue verbal warnings, photograph and document violations, and escalate to management or to local law enforcement when a situation warrants it. Every action is logged in the daily post report delivered to property management, which gives you the dated, photographed paper trail that supports lease enforcement, amenity privilege suspension, or an insurance claim if one follows.

Do you handle pool chemicals, cleaning, or bathroom restocking?

No. EJR Agency is a licensed security company, not a pool management or janitorial vendor. We do not test or balance water chemistry, vacuum the pool, arrange furniture, or restock restrooms, and we will not quote work we are not licensed and equipped to do properly. Our officers coordinate with whichever pool maintenance company your property already uses and will note maintenance issues, equipment problems, and cleanliness concerns in the daily post report so your management team can dispatch the right vendor. Several DFW properties run an EJR pool post alongside their existing pool service contract without any overlap between the two.

Do pool monitors cover the pool after hours?

No. A pool monitor is a staffed post that works your posted pool hours, and the officer's last duty of the shift is clearing the deck and securing the gate at closing. Once that shift ends there is nobody on the deck, and we are not going to sell you a post and let you believe otherwise. Overnight trespassing, fence-hopping, and after-hours parties are a mobile patrol problem, not a pool post problem, and EJR Agency handles that with documented patrol visits on a randomized schedule through the overnight window. Most Dallas-Fort Worth properties that have a genuine after-hours pool problem run both: a staffed post through posted hours and patrol visits after closing, which costs far less than extending the post overnight. We will tell you during the walkthrough which of the two your property actually needs.

What areas of DFW do you provide pool monitor security?

EJR Agency provides pool and amenity security across the entire Dallas-Fort Worth metroplex, including Dallas, Fort Worth, Plano, Frisco, McKinney, Arlington, Irving, Garland, Grand Prairie, Mesquite, Richardson, Carrollton, Denton, Lewisville, Mansfield, and Rockwall.
